                Looking into Buying a home in NJ but don’t know where to start? Let’s begin with the reason why you want to buy a home. Is it due to outgrowing your current home, upsizing, downsizing, relocating, are you interested in a different school district, are you looking to move closer to work or the beach, do want to change neighborhoods or are you a first time home buyer looking to stop renting or move out of your parent’s home?  Whatever your reason, you must keep it in mind because this is the leading force that will help you choose where to go (your location) and what a home needs to have to make you happy.  After you know where and why, it is time to go forward with the home buying process. Here is  your step by step guide to buying a home in NJ.

Step 1: Getting Pre Qualified

                Before you begin looking for homes, it is recommended (this is really a must) that you get yourself pre qualified by a lender (mortgage broker or bank). This is where you will find out what you can spend on your home and what your monthly payments will be. You will get prequalified for a mortgage by providing financial information (over the phone at first, could take as little as 15 minutes) that will then calculate what you can afford in a monthly payment and determine how much your purchase price can be. Step 2: Work With a Realtor

When buying a home it is essential that you work and partner with a trained, professional realtor that you feel comfortable with and is experienced.  The seller pays the commission, so this is only a plus for the buyer. Feel free to interview realtors to find one that you like and feel comfortable with; they are the one who will be with you throughout the entire process, so don’t feel like you have to settle with the first one you  meet. After  you have decided which particular realtor you will continue with, you will discuss your wants and needs, locations, special features, price range and time frame. Step 3: The Offer and Acceptance

This is a critical step when buying a home in NJ and the buying process. Make sure  your agent is experienced and can represent you to get you a fair price. In NJ the offer is a written offer, written by the Realtor and negotiated back and forth until a deal comes together or does not. Once both the buyer and seller agree, both parties sign the contract. In NJ there is an Attorney Review period which now goes into effect.


Step 4: Attorney Review/Inspection

                Now begins the attorney review process, which normally takes a few days to many days to conclude. If it both parties choose to have an attorney, the attorneys review the contract and make changes etc. to the contract. Once the buyer and seller agree on any changes the attorney review process is concluded. The next step for the buyer, when buying a home in NJ is to have a home inspection. This typically happens with 10 days of the review process. The buyer pays for the home inspection. When the inspection is completed the buyer may ask for the seller to fix some items. The seller can choose to fix them or not. At this time the buyer should be working with your mortgage company getting all the necessary paperwork to them to make sure your loan is on track. After the inspection the seller will apply for the CCO (Continued Certificate of Occupancy) from the town. Once all of this has been done in the buying process a final walk thru is scheduled, usually the day of closing and we head to the closing table. 

Step 5: Closing on your new HOME        

The closing usually takes place at the buyer attorney’s office or Title Company’s office. All the papers are signed and everything is finalized. Once the closing is completed you receive the keys to your new HOME!
